was talking to a property manager friend of mine today. she says the calls to her 2 management offices are very busy. she says she is taking calls from all over the country now about rental homes and apartments.

she feels since Wa. has legalized Maryjane people are looking into any state that has done the same as Wa.

she expects rents to go through the roofs with demand.

if this state isn't already about to pop, more are looking to move and get stoned!

if anyone has the funds to open up a snacks shop. could make a killing!

I'm so looking forward to retirement.

While CO and WA are certainly seeing an influx of stoners, it isn't just all weed. Microsoft, Boeing, Amazon, Starbucks, Costco, Paccar. We have some huge companies that are doing very well while rents are somewhat cheaper than other major metros. My home loves it. My fishing doesn't.

I don't understand what my oldest daughter sees about living in SF. Her rent for a 3-bedroom apt. is 3X my monthly mortgage. That's insane!

Out here in the sticks everyone with a covered area is putting in a weed farm. Since October 2015 there has not been a day where I haven't had a weed project going. Mostly converting industrial or farm buildings into weed producer/processors.

I have 3 on the books right now. The money comes from all over, but mostly King County and California.

I just built one.
Not that big, about 9000 SF.
Extract room, Flower room, Veg room and full commercial kitchen.
Lighting and HVAC like you can't believe for a building of that size.

It's weird building something like that.

Gawd I'm sick of weed and people making a big deal about it. I smoke occasionally but talk about overrated. I guess I am getting old but I love feeling strong and with vitality flowing in my veins and weed and alcohol mess that feeling up.

It is much a do about nothing. All those little grow ops will be put out of business by bigger grow ops. The winners are smokers and the government, NOT weed growers.

I did some real drugs in college. I could be drunk and stoned off my ass and do some real drugs and feel almost sober. Those drugs were scary and those are the ones our society should be concerned with. Weed is like an herb man, you know?

Sounds like you should try some of the high-potency Sativa strains on the market. Smoke it at 10pm and the garage will be clean and organized by midnight!

were did you get that the growers dont make any money? my friends mom brings in 300k a year under I502, she was making more than that supplying all the upper echelon dispensaries in Seattle but the state said she was going to have problems if she didnt do what they wanted her to....

as of July 1st, the entire game changes....

While under construction, I was getting some extremely reliable intel on a neighboring grow operation.
Intel I didn't need or ask for, but it was interesting...

The manager of that operation was making 200K and the joint rollers were making $35 an hour.
Maybe their bubble will burst, who knows ?

If all else fails they can get another job rolling up the national debit.

Legal pot is kinda a joke... Atleast how this state did it. I think within the next 5 years it will be completely deregulated. Once they start trying to bust people growing a few plants in their garden instead of paying the tax at the retail store you will see 502's failures.

The state is going to have a hard time convicting people of felony crimes when They are in the business themselves. No jury is going to convict anyone as long as they are not growing on a comercial scale and selling it out of state or selling it to kids.

Most of these comercial growers will be out of business soon as well, half of them are selling both legally and on the black market because they are not making ends meet. When your paying taxes, employees and for all the rediculouse security, not to mention NO TAX WRITE OFFS, t's impossible to make a profit at $280.00 oz. And that's retail for the low grade stuff, the commercials are probably getting $100.00 per ounce for the high grade. I don't think even the illegal market could make any money at $100.00oz, unless they were selling pounds, then they might break even.

It has done a pretty good job of cutting back the legit black market, but now the legal guys are selling it out the back door as well.

at 280 an ounce you are making a killing, most 502 growers get are 100-150 an ounce, the state is the one that sets that 280 an ounce price, and thats because thats what the [Bleeeeep!] was selling for in the 1990s... or, 10 bucks a gram, 28 grams, 280, average price....

in the 90s, you would pay 20 dollars for 1.5 grams of the "good" stuff, now, you can get the good stuff for 20 for 2 grams, so you still are doing better....

most well, all, 502 growers would have a hard time selling alot of product on the BM, because you have to account for EVERYTHING you produce....

the medical side is a different story, shady dispensaries, ect....


as i said, come July, everything changes....

I have heard rumors of commercials selling on the black market not confirmed but I am sure it happens especially if they have a hard time paying bills.

Like you said it's cheap enough in the stores, no reason for people to buy from the black market, that intent of the law worked.

I just don't see the benefit of not allowing people to grow a few plants for fun, like tomatoes. People are going to do it anyways. It's going to be interesting to see how they handle things after July, if they demonize people for having a couple plants in their garden.

its cheap in MEDICAL stores, in 502 25 dollar eighths which equates to 200 dollar ounces are absolute SH!T.... in med stores, you can get decent stuff for 25, still not top...

med stores usually cap at 10 a gram, rec stores can go to 20 a gram or above....

med stores you can get a gram of oil for 20 bucks, rec stores you get a gram of oil for 60 bucks, or more....

the state is fvcking the people, and they knew they were going to do it all along....
