If It Keeps On Raining The Levee's going to Break. Have no place to stay. I worked on the levee all the night and day. An old blues tune about the Mississippi floods in 1927. Zepplin redid it in 1971 based on the original. Original Memphis Minnie and Kansas Joe Led Zepplin I wouldn't want to own property in the Green River valley. Howard Hanson Dam Failing

Stupid people wake up with water in their living rooms every rainy season. And they NEVER learn. If you aren't bright enough to build/live on high ground, you deserve to be the guy getting escorted out via John Boat with a "I just lost all my $hit and have only this soaked RealTree Jacket for shelter and this sixxer of Busch Light for food" look on your face.  Because it happens on nearly EVERY river in Western WA nearly EVERY year.

Not sure who the biggest idiot is. The clowns Irie speaks of. The politicians who OK and give money to the Army Corp of Engineers. The developers who believe their lies and build in the flood plains-OK they're making millions so they're not that stupid. Or the Wa. voters who allow this sh!t to go on year after year after year!

had those people bought their houses recently, the flood insurance would probably be more than their mortgage payment!
mine is roughly 1/3 of my monthly payment...and my property has never flooded!

I keep getting mailers for flood insurance since I live about 400 yards from the lower Green River, as the crow flies...but whoever's in charge of the mailings ought to check a map, I also live about 300 vertical feet above the river  Fish on... Todd

One problem is that a lot of the flood maps are wrong. I've had to convince loan underwriters that some properties on high bank on Puget Sound waterfront are not in a flood plain. I've sent them a copy of the poster of the orcas swimming around the Space Needle and told them if Puget Sound floods the property in question, we'd have a lot more than their loan to worry about. I've also used topog maps so if your lender requires flood insurance based on faulty flood maps, maybe you can convince them otherwise with the topogs.

No requirements here...just a bunch of mailers coincidentally showing up the same week that the Times ran a front page story about the potential flooding in the Green River valley...

FEMA flood plain maps = zero reliability.
Corps flood plain maps = very good, but not perfect.
Flood plain developers = scum of the earth cuz they buy it knowing they will develop it, flip it, run off with the profit, and leave the problems to the buyers and taxpayers.
It's hard to blame the Corps for simply trying to do the will of the people, even if the people's will is unreal. When asked why the Corps builit the huge and high maintenance Mississippi levey system, the Corps said it was too expensive to move Vicksburg. Asked the same question 100 years later, the Corps admits it would have been far cheaper to move Vicksburg, but now there are 100 other cities built smack dab in the flood plain.
Flood plains are for agriculture. Hillsides are for towns' residential and commercial areas. That model functions all over the planet. Deviations from it result in wet feet or worse.
If the US government wanted to join the smart set and stop rewarding stupidity, it would not issue any new flood insurance policies, except for agriculture (= low risk & high benefit).
As for the Green River, the risk is being over played. They are doing that for a reason. The reason is because too many people are too stupid, and the Corps is trying to compensate for their stupidity. Howard Hanson Dam still functions, but it is able to contain less than its full flood storage capacity. This means that GR flood plain risk is increased only if a large flood occurs. This is a calculated risk, but a real one. Howard Hanson Dam is designed to allow no more than 12,000 cfs at Auburn during a 100 year flood. With less than full storage available, GR flow at Auburn will only exceed 12,000 cfs if this winter's flood is closer to a 100 year event than if it is a less than 10 or 12 year event. It's all about probabilities. But because too many people are too stupid to take action to reduce their risks, the Corps is over playing the risk to reduce the impacts to idiots. What a society we live in.
