So...im pretty excited...this is what i have been waiting for...ahhh yeah to be debt free...so...im paying off the boat tomorrow cause the bank will be open...prob paying off the truck soon...but im looking for a coulple things...

Does anyone know a good septic designer in Kitsap County and even more importantly a good Garage builder...i would love to build a 3000 square foot garage (3600 if it will fit on the property) but its been a little hard to figure out what to build...i guess it will all depend on the septic designer and the county...eventually we will tear down what we are living in and build a house but for now the garage is way more important to me smile

i do too...its been going for about a month now...we have gone through a bunch of the hoops and now we are just waiting for it to close...so i was trying not to jump the gun but now its pretty much a done deal...i love that house...we would have stayed there if we could build a big garage on the property but it just wasnt suited for it...i want a huge garage...hahahaha...didnt excatly get what i wanted but it was close enough to be ok with it.. smile

we would prefer wood but the metal ones are pretty good now a days so if it was metal it would have to be very well constructed...cool...we have been looking on that site... smile

I can give you the name of the guy who designed our garage, the engineer, and the contractor who framed it. Our wasn't as big, 2000 SF, but it was a good place to practice on before building the house.

A garage that big, add a 3/4 bath (nothing fancy), office, a mixture of 110v and 220v outlets EVERYWHERE, lots of lights. Insulation helps keep our shop cool in the summer and much warmer in the winter. We went with a flat wall finish and we painted it. I wish I had put more exterior lights outside. Don't forget to wire switched outlets for Xmas lights.

yep...people are buying again..but i think it will be a while till prices go up again...as long as gas and diesel stay reasonable i think we will be ok...but i still blame a lot of our economy on that gas price hike in 08...not that the banks didnt have anything to do with it.. :0

Dave's Designs in Silverdale designed our septic system but that was 18 years ago. I recommended them to some guy from work after he was told he needed a pressurized system and they were able to design a gravity flow system so he ended up savings thousands. Check them out as their services were reasonably priced and they found a location that perked on my property which has a lot clay. We are thinking about selling. I think you can avoid capital gains taxes once you are 50.

cool thanks guys i will check them all out!...hahaha...i only did the bass thing for two years...my true love is salmon and steelhead...too many of the tournaments ended up on the first day of lingcod season, Halilbut openers, and various other openers that pissed me off...i was just doing those for some extra fun and to hang out with my best freind, who we have since converted him into salmon and steelhead...hahahahh...

anyway...i will ck them out...we have 3/4 of a acre that we live on now...i wouldnt mind building a smaller garage the 3000 sq foot would be with a upstairs...we may have to go smaller as the yard is 75 feet wide but just fine long...

i am super excited though...i just called the bank cause they wont send any statements not even one a year...i thought i owed somewhere between 5-7 grand on the boat, turns out its only 3758 left smile what a great surprise...nothing wrong with that bank but i will never do business with them just for the simple fact they couldnt even send me one statement a year! that is just wrong...so i dont recomend 1st Security Bank of Wa...but that was who i ended up with for the loan frown

Sometimes it seems like it would be impossible to have too big a garage and or shop, and I built a smallish (24 x 36 with a 12 x 36 upstairs) that along with all the basement storage in my house, I'm finding that I have too many places to lose stuff. I've had to do some major searches for a few things for the simple fact that there are so many places they could be. Of course I hope to get the inventory (I have too much stuff, yeah) better organized as we get more settled in. However, if I had it to do over, I would have made the garage 26 x 40 for better boat storage and shop and garage separation.

thanks guys smile whats even cooler is my sister is buying the house across the street from where we live now...so ill have my nephew around a little more smile yeah maybe we wont be going 3000 here but our next house more than likley that would be the perfect size..i think we are looking at around 48x40 or so which would put it at almost 2000...but with a second floor in some areas maybe a little more...

our lot is 75 feet wide but really long so that is our obsticle but otherwise there is a ton of things we have to look at...this should be fun...hahahaha...c

amazingly enough...we have coolers but we were waiting till the spring to scrub em out...hahahaha...:)
